No two facilities price identically, but the variables that drive cost are predictable. Square footage, frequency, facility type, floor surface mix and restroom count all affect the quote. The ranges below give you a working baseline for the West Valley market.

We do not publish per-square-foot rates online because the West Valley market has enough variation in facility type and access complexity that a number without context misleads more than it helps. What we will tell you: our written proposals itemize all costs, there are no per-visit surcharges, and the monthly total in the proposal is the monthly total on your invoice.
Floor Care
Floor care pricing depends on floor type, current condition and square footage. Strip-and-wax work on neglected VCT costs more per square foot than maintenance on a floor that has been on a regular program. We assess condition at the walkthrough and quote accordingly.
Scrub-and-recoat maintenance runs at a lower per-square-foot cost than strip-and-wax. If you are putting a floor on a maintenance schedule for the first time, the first event is usually a strip-and-wax; subsequent events can move to scrub-and-recoat frequency.
Restroom Sanitation Programs
Standalone restroom programs are quoted by restroom count, daily occupancy estimate and whether supply management is included. For facilities already on a nightly cleaning contract with us, restroom programs bundle at a lower per-restroom rate.
What Affects Cost in the West Valley
- Frequency: Nightly contracts run per-visit. Less frequent cleaning does not reduce the per-visit cost proportionally — setup time per visit is fixed.
- Access requirements: Facilities requiring alarm notifications, security escort or multiple key handoffs add crew coordination time.
- Floor surface mix: A facility with 60% carpet and 40% VCT prices differently than one that is all hard surface.
- Restroom count and fixture density: Restroom service is the most time-intensive task per square foot in most facilities.
- Grit load: El Mirage and West Valley facilities close to unpaved roads or with high parking-lot foot traffic have higher grit load — which affects floor maintenance frequency and supply consumption.
